Plan on about $3,000–$10,000 for complete ductwork replacement in many US homes. A compact single-story house with accessible attic or basement runs can land below that range. A large or multi-story home, tight crawlspace, custom sheet metal, zoning, new return paths, remediation or extensive finish repairs can exceed $10,000.

Square footage helps establish a budget, but it does not reveal the number of branches, equipment location or access. A 2,000-square-foot ranch with an open attic can cost less than a 1,400-square-foot two-story home whose ducts cross finished ceilings.

For a 2,000-square-foot house

A practical first budget is $4,000–$10,000, but do not accept a price based on floor area alone. The contractor should inspect the whole route, calculate room-by-room airflow, identify every supply and return, specify material and insulation, and state which walls or ceilings must be opened and restored.

What moves the duct replacement price

Access. Open basements and stand-up attics are faster than low crawlspaces, truss-packed roofs and finished chases. Access may determine more of the labor bill than material.

Material. Flexible duct is economical and useful when correctly sized, supported and kept reasonably straight. Rigid round or rectangular metal costs more to fabricate and install but can offer durable, low-resistance runs. Fiberglass duct board is another regional option. The design matters more than a blanket claim that one material is always best.

Insulation and climate zone. Ducts outside the conditioned envelope need insulation appropriate to local code and condensation risk. Damaged vapor barriers in humid climates can create wet insulation and ceiling stains even when the metal or liner remains intact.

Supply and return design. Copying a poor layout preserves its comfort problems. Added returns, transfer paths, larger trunks, balancing dampers and revised boots cost money because they solve airflow—not because they are “extras.”

Demolition and finish repair. Clarify whether wall and ceiling openings, drywall, paint, flooring protection, cleanup and disposal are included. An HVAC quote may exclude all finish work.

Hazardous materials and contamination. Older insulation or duct materials may require asbestos testing before disturbance. Flood, sewage, mold or pest damage can require specialist remediation outside an HVAC contractor's scope.

Replace, repair or seal?

Seal and repair when the system is fundamentally well-sized and intact but leaks at joints, boots or accessible connections. Professional sealing, mechanical fastening, mastic, insulation repair and balancing may recover performance without demolition.

Replace sections when a limited area is crushed, torn, wet or disconnected, or when one branch is clearly undersized. A targeted scope should include new connections, support and testing so the new section does not simply move the bottleneck.

Replace the system when deterioration is widespread, flexible duct has collapsed or lost its liner, metal is badly corroded, contamination cannot be cleaned safely, sizes are fundamentally wrong, or the layout cannot provide required airflow.

ENERGY STAR says typical homes lose around 20–30% of the air moving through duct systems because of leaks, holes and poor connections. That figure supports inspection and testing; it does not prove every home needs complete replacement.

Measurements worth paying for

  • Duct leakage testing before and after the work where local practice supports it.
  • Total external static pressure and pressure drop across the filter and coil.
  • Room-by-room load and airflow requirements for a redesigned system.
  • Delivered airflow or balancing measurements at supplies and returns.
  • Photographs of inaccessible or damaged sections supporting the scope.

What a complete ductwork quote should include

  • A drawing or count of trunks, branches, supplies, returns, plenums and dampers.
  • Duct material, dimensions, insulation R-value and vapor-barrier details.
  • Demolition, disposal, access openings and who restores each finish.
  • Mechanical fastening, approved sealing method, supports and clearances.
  • Permit responsibility and any fire, smoke or zoning dampers required by code.
  • Testing, adjusting and balancing, with acceptance measurements in writing.
  • Labor and material warranties plus exclusions for mold, asbestos or water damage.
