Ducted Air Conditioning: Invisible Comfort, Visible Design Work
Only slim ceiling or wall grilles show. The trade is space, access and a properly engineered duct layout. Here is what UK homes pay and what separates a quiet system from an expensive draught.
What “ducted” means in a UK home
A concealed indoor fan coil cools or heats recirculated air, then sends it through insulated ducts to discreet grilles. A return-air grille brings room air back to the unit. Refrigerant pipework connects the hidden fan coil to an outdoor condenser, just as it does with a visible wall-mounted split.
Ducted does not have to mean one giant central system. A loft unit can serve the upstairs bedrooms while a second concealed or wall unit handles the ground floor. That often produces shorter ducts, better zoning and less risk than trying to force one fan coil through the whole house.
It also does not automatically mean fresh air. Most domestic installations recirculate indoor air. Ventilation and cooling are related building services, but they solve different problems and must be specified separately.

The 2026 UK market places most domestic ducted work between roughly £6,000 and £15,000+, but the useful unit of comparison is the completed, commissioned system—not the fan-coil price.

What should be inside the quote?
Equipment: outdoor condenser, concealed fan coil or coils, wired or wireless controls, zone controls if specified, condensate pump only where gravity drainage is impossible.
Air side: sized insulated ducts, plenums, bends, dampers, supply and return grilles, flexible connections, acoustic treatment where needed, duct supports and airtight joints.
Refrigerant and drainage: insulated copper pipework, pressure testing, evacuation, condensate drains, traps and insulation that prevents sweating into the ceiling.
Building and electrical work: access panels, core holes, boxing, fire stopping, isolators, circuit work, roof or scaffold access and making good. These are the items most likely to sit in exclusions.
Handover: measured airflow or balancing results, operating demonstration, commissioning record, warranty, filter-access instructions and service schedule.
Compare that whole list with the simpler multi-split cost and layout. If a visible indoor unit is acceptable, avoiding ducts and ceiling work can save thousands.
The design details that decide whether it works
Heat load first. Room area alone is not enough. South- and west-facing glass, roof construction, insulation, occupancy, lighting and equipment can dominate the load. A loft fan coil also sits in the hottest part of the house, so its cabinet and ducts need excellent insulation and sealed vapour control.
Airflow second. Cooling capacity is useless if the air cannot reach the room quietly. Duct diameter, length, bends, grille free area and available static pressure must agree. Two small decorative slots are not automatically equivalent to one properly sized grille.
Return air matters. Air supplied to a closed bedroom needs a path back. That may be a dedicated return, transfer grille or designed door undercut. Without it, the room pressurises, flow collapses and doors can whistle.
Condensate needs gravity. Cooling removes moisture from the air. A continuous fall to a suitable drain is quieter and more dependable than a pump. Where a pump is unavoidable, make it accessible and consider an alarm or shut-off before a blocked line damages the ceiling.
Access is part of the architecture. Filters are routine consumables; fans, sensors and drain pans eventually need hands and tools. Draw the access panel before plasterboard goes up and check it is large enough to remove service components, not just look at them.
Zoning: useful, but not magic
Motorised dampers can direct air only to rooms calling for cooling or heating. The catch is minimum airflow. If a large fan coil is forced through one tiny bedroom grille, it can become noisy, short-cycle or lose performance. Good designs use bypass strategies cautiously, modulating fans, sensible minimum-open zones or more than one indoor unit.
Choose simple grouping where lifestyles align: bedrooms together overnight, living spaces together by day. If each room has unrelated occupancy and setpoints, a multi-split with one indoor unit per room can give more straightforward independence.

Questions to put to every installer
Where are the heat-load figures? What air volume reaches each room at normal and night fan speed? Where does return air travel when doors are closed? Can every filter, drain pan, fan and control board be reached? Which parts of the ceiling are opened, rebuilt and decorated? Is zoning included or are all rooms one zone? What happens when only the smallest room calls? What measured commissioning results will be handed over?

How much does ducted air conditioning cost in the UK?
A compact concealed system serving two or three nearby rooms may start around £5,000–£8,000. A whole-home domestic system commonly budgets at £8,000–£15,000+, with complex retrofits higher. The fan coils are only part of the job: ductwork, grilles, plenums, controls, drains, electrical work, ceiling access, insulation, balancing and commissioning all affect the installed price.
Can ducted air conditioning be fitted to an existing house?
Yes when there is usable loft, eaves, basement, cupboard or ceiling-void space and sensible routes to each room. Retrofitting is much easier during a loft conversion or major renovation. A finished house with shallow joists, no ceiling void and rooms on several floors may be better served by wall-mounted or floor-console units.
Is ducted air conditioning quieter than wall-mounted units?
It can be nearly unobtrusive because the fan coil is hidden away from the occupied room, but only when ducts, grilles and fan speeds are designed correctly. Undersized ducts create hiss and rumble; poorly isolated plant can transmit vibration through joists. Ask for room sound targets and low-speed performance, not simply “quiet”.
Can every room have a different temperature?
Only with a properly designed zoning system. Motorised dampers and room sensors can vary airflow, but the fan coil must cope when only a small zone calls. A simple ducted unit without zoning serves its connected rooms together. If rooms need strongly independent schedules, separate ducted units or a multi-split can be more robust.
Does ducted air conditioning provide fresh air?
Not automatically. Most domestic ducted systems recirculate and condition indoor air. Some can accept a limited fresh-air connection, but ventilation rates, filtration, condensation and fan capacity must be designed. Do not treat a return-air grille as ventilation from outside.
Where is the indoor ducted unit installed?
Common positions are a loft, eaves void, utility cupboard, plant room or suspended ceiling. It needs a safe service route, a removable access panel, insulated duct connections and a reliable condensate drain. Hiding it where filters or a fan motor cannot be reached creates an expensive ceiling-opening problem later.
Does a ducted system heat as well as cool?
Most current systems are reversible air-to-air heat pumps and provide both. Heating design still matters: supply grilles near a ceiling can feel less direct in winter, so airflow pattern, fan speed and heat-loss calculations should be checked rather than assuming the cooling layout will be perfect in reverse.
