Multi-Split Air Conditioning: Several Rooms, One Outdoor Unit
A multi-split can cool and heat two to five rooms independently while keeping the outside tidy. Compare real UK costs, design limits and the case for separate single splits.
How a multi-split system works
One outdoor heat-pump unit connects by individual refrigerant pipework to several indoor units. Each room controls its own temperature and fan, so an unused bedroom can stay off while the home office runs. “One outdoor unit” does not mean one thermostat. It also does not mean every indoor unit can demand its full nameplate capacity simultaneously. The installer selects an outdoor unit for the combined load and checks the manufacturer’s permitted indoor combinations, pipe lengths and diversity rules.
Most domestic multi-splits run all active rooms in the same broad mode: cooling or heating. Different set temperatures are fine, but simultaneous cooling in a sunny room and heating in a cold room usually requires a more complex heat-recovery system.

Installed price is driven by indoor-unit count and pipe routing more than floor area. The bands below are useful for a straightforward house with accessible outdoor space and normal electrical work.

The price should include all indoor and outdoor equipment, brackets or feet, insulated refrigerant pipes, condensate drains, interconnecting cables, electrical supply scope, pressure testing, evacuation, commissioning, controls, warranty and making-good assumptions. Ask whether VAT, scaffolding, condensate pumps and decoration are included.

A multi-split is strongest where outside space, appearance, lease conditions or planning make condenser count important. Separate singles can win when rooms sit on different elevations, pipe routes would otherwise be long, resilience matters, or installation will happen in stages.
Ask the installer to price both arrangements if either is physically possible. Comparing only one layout can turn an aesthetic assumption into thousands of pounds of lifecycle cost.
Choose indoor units room by room

Low-wall or floor consoles work below sloping ceilings, in lofts and where high wall space is absent. They can distribute heating comfortably, but consume low-level wall space.

Sizing: add room loads, not guesses
Each indoor unit needs a room heat-load calculation using area, glazing, orientation, roof exposure, insulation, occupancy and equipment. Then the designer checks the combined connected capacity against the outdoor unit’s accepted range and likely simultaneous demand.
Oversizing “for a quick cool-down” can create short cycling, poorer humidity control and louder bursts. Undersizing a south-facing loft or conservatory leaves the compressor at full output without reaching setpoint. Exact product tables matter: a nominal five-port condenser may have limits on which indoor capacities can be combined.
Pipe design matters too. Every range specifies maximum length to each indoor unit, a total system length, height difference and often minimum individual runs. A neat condenser at the far end of the garden may be technically possible but expensive, less efficient and outside the intended design envelope.
Planning for a later room
Future expansion works only when it is part of the first design. Record the spare port, connected-capacity allowance, proposed indoor-unit size and pipe route. Some installers can place capped pipework during renovation, but it must follow the manufacturer’s and F-Gas procedures and remain identifiable.
Do not automatically oversize the condenser for a room that may never happen. Ask for the performance and price of “now” and “future” designs side by side. Sometimes a two-port system today plus a separate single later is the better answer.
Installation, planning and certification
The survey should fix the outdoor position, every indoor position, drain falls, visible trunking, electrical supply, access method and noise relationship to neighbouring windows. Flats need freeholder involvement; external changes may need planning. Installation, refrigerant connections, pressure testing, evacuation and commissioning must be carried out by people with the correct F-Gas qualifications. Ask for certification and a commissioning record rather than treating a pre-charged outdoor unit as DIY equipment.
The quote-comparison checklist
Compare exact model numbers and capacity; indoor sound at low and high fan; outdoor sound; maximum and designed pipe lengths; connected indoor combination; heating performance; controls; drainage; electrical work; visible trunking; access equipment; warranty; annual service terms; and what happens if an indoor unit becomes obsolete before the condenser.
Get the room heat-load summary in writing. If one company proposes 2.0kW and another 5.0kW for the same bedroom, that is not a brand preference—it is an unresolved design question.

How much does multi-split air conditioning cost in the UK?
Budget roughly £3,000–£5,000 for two indoor units, £4,000–£6,500 for three, and £5,500–£8,500+ for four or five rooms in a straightforward home installation. Premium equipment, long pipe runs, scaffolding, electrical upgrades and complex concealment can push prices higher. Final sizing and price require a survey.
How many indoor units can connect to one outdoor unit?
Domestic multi-split ranges commonly offer two to five ports, with some product families supporting more. The important limit is not just port count: the outdoor unit has a connected-capacity range, maximum individual and total pipe lengths, height differences and rules about branch connections. The designer must check the exact manufacturer combination.
Can each room set a different temperature?
Yes. Each indoor unit has its own controller, fan speed, setpoint and schedule. Most standard multi-splits still share one overall operating mode, so one room cannot cool while another heats at the same moment. That limitation rarely matters in a small home, but it should be understood.
Is a multi-split cheaper than separate single splits?
Not always. It reduces outdoor-unit count and may simplify planning or appearance, but the outdoor unit, branch controls and longer pipe routes can make equipment and labour more expensive. Separate singles often provide better redundancy and simpler pipework. Get both layouts priced when the property has enough external space.
Can I add more indoor units later?
Only when the original outdoor unit has spare compatible ports and capacity, and the future pipe route was planned. Buying an oversized outdoor unit “just in case” can compromise cost and low-load operation. If expansion is real, have the first quote show the future unit, route, capacity and commissioning plan.
What happens if the outdoor multi-split unit breaks?
Every attached indoor unit loses heating and cooling. This single point of failure is the main resilience disadvantage compared with separate splits. For a server room, medical space or essential home heating, keep critical loads on a separate system or design a contingency.
Is a multi-split the same as ducted air conditioning?
No. A multi-split sends refrigerant to a separate indoor unit in each room; those units can be wall, floor, cassette or small concealed types. A ducted system sends conditioned air through ducts and grilles from a hidden fan coil. Both can use one outdoor condenser, but the indoor distribution is different.
