How often should air conditioning be serviced?
Once a year is a sensible starting point for a lightly used domestic split in a clean room. A system providing regular heating and cooling may benefit from spring and autumn attention. Filters need user cleaning more often when the unit runs daily, and manufacturer instructions or warranty conditions take precedence over a generic interval.
Commercial kitchens, salons, gyms, retail entrances, dusty rooms and continuously operated equipment can need two to four planned visits a year. Frequency should follow hours, contamination and the consequence of failure. A server room needs a different plan from a spare bedroom even when the indoor units look similar.
What changes an air conditioning service cost?
Per-unit pricing normally falls when several accessible systems are serviced on one visit, but cassettes above ceilings, roof equipment, condensate pumps, parking, access towers and long travel add time. Confirm VAT, call-out, cleaning scope, replacement filters, access equipment and whether follow-up diagnosis is included. A low headline that excludes the outdoor unit and drain is not the same service.
Commercial premises: servicing + TM44
Shops, offices, surgeries and restaurants often need more than one visit a year, depending on hours, occupancy and environment. Businesses needing planned visits, asset registers and response commitments should use the dedicated commercial maintenance contract guide.
In England and Wales, air-conditioning under single control with effective rated output over 12kW carries a separate TM44 inspection requirement, generally at intervals no longer than five years. Air-to-air heat pump maintenance for winter
An air-to-air heat pump is a reversible air conditioner being used for space heating, so it does not need a completely different service product. It does need the engineer to test the job you actually rely on. Ask for measured heating operation, supply-air temperature, fan response, controller settings and the outdoor unit's defrost and drainage behaviour—not a cooling-only visit carried out in December.
You can check: clean washable filters as the manual directs, keep furniture away from the indoor airflow, clear leaves without opening the outdoor casing, and confirm the controller is on heat mode rather than auto or fan. A short pause, cool indoor airflow and steam outside can be normal during defrost. Use the heat-mode settings and symbol guide before assuming the equipment has failed.
An engineer should check: coil and fan condition, temperature rise, refrigerant-system symptoms, outdoor-coil sensors, condensate and defrost-water routes, electrical connections, noise and vibration, and error history where the controls expose it. What to ask for on the service record
Keep the date, engineer and company details, model and serial numbers, work completed, observations, operating measurements and any parts or remedial recommendations. If refrigerant was added, ask why it was needed and how leakage was investigated; refrigerant is not a consumable that should routinely be topped up. A clear record makes a warranty claim, future diagnosis or property handover much easier.
